Current Market Analysis
This product is given in the form of a report that is a macro study of a particular area (e.g. A particular county). The report includes:
- An analysis of retail re-sales in an area, including any retail product that our client might be interested in developing (e.g. ¼ acre lots, 1 acre lots and 5 acre lots).
- An analysis of current developments in an area that have started construction. This would include a table that shows what estates are being developed in the study area, by which developer, the address of the development, the total acreage of the development, how many lots in total are being developed, how many lots have been sold, the predicted dates of any future releases, the current price of lots, the predicted pricing of future stages, comments on the development (e.g. If it has any special amenities such as golf course, lake access etc.) and contact details for further information on the estate.
- An analysis of current development applications that have been submitted to the relevant authority but not yet approved. This would include a table that shows what the address of the property is that has an application submitted, who has submitted the application, what the intended land use and yield is if available (e.g. Residential low density, 150 lots), any available information on when and if the application is expected to be approved, as well as ownership details for the subject property.
- Listed development sites in an area. This is a list of the properties that fit the client’s modeling requirements and the contact details for the listing broker (e.g. Address, 200 acres, John Smith Realty Phone 12345, and any other available information). This does not include an assessment of the sites, which would need to be undertaken to establish if there was any development opportunity.
- Feedback from the local authorities in relation to future development in the study area.
- Recommendations from National Land Realty, including any opportunity that has been identified on a macro level.
- Maps including a reference to all estates and properties referred to in all of the above.
Land Use Analysis
This is an analysis of the land within a study area, from a planning and zoning perspective, with consideration for potential constraints. Included in this report is:
•An analysis of the current future land use of property within the study area, based on the current future land use map supplied by the local authorities.
•Maps showing all of the property in the study area that has been annexed to a city and what property is contiguous and has potential to be annexed.
•An analysis of the constraints within an area, including flooding and wetland constraints, vegetation and environmental constraints, topography information and any particular ownership constraints (e.g. land owned by the local or state government).
Comprehensive Research Report
This product is a micro study of a particular area. This study can focus on any Southeast land, whether it be SC Acreage for sale, NC Acreage for sale, or Georgia Acreage for sale. As well as including both a current market analysis and a land use analysis, it gives a detailed update as to the status of every property with development potential in a particular area that fits the client’s modeling requirements. To give this update we will contact all of the property owners via telephone, door knocking or direct mail. Once contact has been made, we will establish the property owner’s intentions with the property, which will form part of the update. Through ongoing communication with our client, we will present any properties whereby the owner may be interested in exploring the possibility of selling and then, if our client is interested in submitting an offer, we will proceed to assist in facilitating an agreement between the property owner and our client. In the event we are able to reach an amicable agreement for all parties we do not charge a commission or brokerage fee, as we are already being paid for the product that we are producing.
